The University of Minnesota hired Miller Dunwiddie to provided recommendations for
rehabilitation of the Southeast heating plant, in order to maintain the current function of
the 1903 building in a manner consistent with its status on the National Register of
Historic Places.
We produced a building analysis and pre-design report (master plan) that identified
deficiencies, determined probable causes of deterioration, and provided recommendations
that focused on eliminating water infiltration and stabilizing the exterior envelope of the
building. As a result, the building underwent a series of dramatic changes. Significant
areas of deteriorated brick and limited areas of stone were replaced. The remaining
exterior brick and stone was cleaned and repointed. The project also included roof
replacement, structural repairs, ventilation improvements, and major site improvements.
